Great question! Summer is one of the busiest times in real estate, and while buyers often focus on square footage, paint colors, and whether the furniture will fit, the season itself can reveal important clues about a home.
Here are four things I always encourage buyers to pay attention to during summer showings:
How Well Does the Air Conditioning Work?
A home might feel comfortable during a quick showing, but take note of whether the air conditioning seems to be keeping up with the heat. Ask about the age of the system and whether it has been serviced recently. Nobody wants an unpleasant surprise during the hottest weeks of summer!
Evaluate the Outdoor Living Spaces
Summer is when you’ll get the most use out of decks, patios, fire pits, and backyards. Picture yourself hosting friends, grilling dinner, or simply enjoying a quiet evening outside. A great outdoor space can add a lot to your everyday enjoyment of a home.
Look at the Landscaping and Irrigation
Beautiful lawns and flower beds don’t maintain themselves. Pay attention to how much upkeep the yard may require and ask whether the property has a sprinkler system or irrigation water rights, if applicable. A gorgeous yard can be a wonderful asset, but it’s important to understand the time and cost involved in maintaining it.
Notice the Neighborhood Activity
Summer offers a unique opportunity to experience a neighborhood when people are outside. Are neighbors walking their dogs? Are kids riding bikes? Is traffic heavier than expected? The atmosphere you experience during a showing can give you valuable insight into what daily life might feel like.
