Without knowing exactly what you qualify for, it’s easy to fall in love with a home that’s outside your budget (or miss opportunities because you can’t act quickly). A pre-approval gives you clarity, confidence, and credibility when you’re ready to make an offer, especially in a competitive market.
Mistake #2: Using Online Estimates as a Financial Game Plan
Online home value estimates and mortgage calculators can be helpful starting points, but they don’t tell the full story. They often fail to account for local market nuances, property condition, taxes, insurance, and current interest rates. Relying too heavily on these tools can lead buyers to overestimate what they can afford or underestimate monthly costs. A personalized conversation with a lender and a local real estate professional provides a far more accurate picture.
