The truth is, your home’s value isn’t something an algorithm or a well-meaning neighbor can nail down perfectly. Let me walk you through how we figure it out in the real world.

If you’ve ever typed your address into an online estimate tool, you’ve probably either celebrated like you just hit the jackpot or gasped as if Zillow just insulted your entire property. The reality? Online estimates are a fun starting point, but they’re far from the final word. They don’t know your house like you do. They can’t smell your brand-new kitchen remodel, admire your mountain views, or see that the neighbor down the street has a trampoline parked in the front yard.

Start With a CMA

As your Realtor, I start with a Comparative Market Analysis (CMA). That’s a fancy way of saying I dig into what homes like yours—similar size, age, style, and condition—have actually sold for recently in our area. Sold prices are what really tell the story, not just what someone’s asking. Think of it like checking what people actually paid for a car, not just the sticker price on the lot.

Assess Current Market Conditions
